Is It a Roof Leak or an AC Leak?

In Florida, plenty of ceiling stains come from the AC, not the roof. How to tell the difference from timing, location and the attic.

Attic air handler with an overflowing condensate drain pan dripping onto the ceiling

Is it a roof leak or an AC leak? If the ceiling gets wet during or right after rain, it's most likely the roof. If it drips on dry, hot days when the AC is running, it's most likely a clogged condensate line, an overflowing drain pan or sweating ductwork. Check the attic air handler first; it saves paying for a roof repair you don't need. The roofer will tell you honestly which it is when you call about roof leak repair.

Common AC causes in Valrico homes

  • Clogged condensate line. Algae builds up in Florida humidity and the pan overflows.
  • Rusted or cracked drain pan under an attic air handler.
  • Sweating ducts. Hot attic air meets cold duct walls and drips.
  • Disconnected or crushed ducts dumping cold air into the attic.

What to do

  1. Note the timing.Rain or dry day? AC running hard?
  2. Look at the air handler. If the drain pan is full or the line is wet, call an HVAC company.
  3. Check the attic above the stain.Water trail on the roof deck means roof. See water stain on ceiling.
  4. Still not sure?Call us. Roof leak detection rules the roof in or out.

Either way, dry the wet area quickly. Wet drywall and insulation can grow mold within 24 to 48 hours: see mold from a roof leak. Working out whether it's a roof leak or an AC leak first saves time and money.

Roof or AC leak questions

How do I tell if it's a roof leak or an AC leak?

Timing is the biggest clue. Roof leaks appear during or right after rain. AC leaks appear on dry, hot days when the AC is running hard.

Where is the AC air handler in a Florida house?

Often in the attic, a garage closet or an interior closet. Attic air handlers can leak through the ceiling below when the drain line clogs.

What causes an AC condensate line to clog?

Algae and slime grow in the line in Florida humidity. Many systems have a float switch that shuts the AC off when the pan fills, but not all do.

Can ducts drip water?

Yes. Poorly insulated or leaky ducts in a hot attic sweat, and the drips stain the ceiling near vents.

Do you check the AC when you come out for a leak?

Local roofers check the air handler, drain pan and ducts when the evidence points that way, and tell you if it isn't the roof. The AC repair itself is for an HVAC company.
