Water Stain on Ceiling? Where the Roof Leak Really Is
Why the stain is rarely under the hole, how to tell a roof leak from an AC or plumbing leak, and how to trace it.
A water stain on ceiling drywall from a roof leak is rarely right under the hole. Water gets in, runs along the roof deck and rafters, and drips somewhere lower, often several feet away. Before blaming the roof, rule out the AC, ducts and plumbing, especially if the stain grows on dry days. Then trace it from the attic. Finding the real source is the first step of every roof leak repair in Valrico, FL.
Is it the roof? A quick check
| What you notice | Most likely cause |
|---|---|
| Stain grows or drips during or after rain | Roof leak |
| Stain grows on dry days, especially with the AC running | AC condensate line or drain pan |
| Stain near AC vents, sweating or mould around them | Ductwork condensation |
| Stain under a bathroom or kitchen | Plumbing leak |
| Stain at a ceiling corner of an outside wall | Wall or window leak, or roof flashing |
Why a water stain on ceiling drywall isn't under the leak
Water follows the easiest path down. It gets under a shingle or tile, hits the felt or decking, and runs along it until it finds a nail, a seam or a rafter to drip from. It can also run along the top of the drywall before soaking through. That's why patching the roof directly above the stain often doesn't work.
How to trace it from the attic
- Go up safely.Torch, and only step on joists.
- Find the wet spot above the stain.Wet insulation or a damp patch on the drywall top.
- Follow it uphill.Look for dark streaks on the underside of the decking and along rafters.
- Find where the trail starts. The leak is at or above the top of the trail: often a pipe boot, flashing, valley or nail.
Can't safely get in the attic? That's what roof leak detection is for.
What to do about the stain itself
Fix the leak first. Let the drywall dry fully, then seal the stain with a stain-blocking primer before painting. If it's soft, sagging or mouldy, cut it out and replace it. Sudden leak damage inside is often covered by insurance: see does insurance cover roof leaks in Florida. A water stain on ceiling drywall that keeps growing means the leak is still active.
Ceiling stain questions
Is a water stain on the ceiling always a roof leak?
No. In Florida, AC condensate lines, sweating ductwork and plumbing leaks cause plenty of ceiling stains. If the stain grows on dry days, look at those first.
How far from the stain is the roof leak?
Often several feet uphill. Water runs along the decking, rafters and the top of the drywall before it drips.
Should I paint over a ceiling water stain?
Not until the leak is fixed and the drywall is dry. Then use a stain-blocking primer, or the stain bleeds through new paint.
Is a brown ring on the ceiling an old leak or a new one?
Rings form as a stain dries and re-wets. A ring that keeps growing, or feels soft or damp, means the leak is still active.
When does the ceiling need replacing?
If the drywall is soft, sagging, crumbling or mouldy, that section needs cutting out and replacing once the leak is fixed.
