A roof leak around a plumbing vent is usually a cracked rubber pipe boot. Florida sun dries the collar out until it splits, and rain runs straight down the pipe into your ceiling, often above a bathroom or kitchen. The fix is a new boot, with the shingles around it replaced. It's one of the most common jobs in roof leak repair work.
Signs of a roof leak around a plumbing vent
- A ceiling stain near a bathroom, kitchen or laundry
- Water running down the vent pipe in the attic
- A cracked, split or shrunken rubber collar you can see from a ladder or the ground with binoculars
- Rusty nails or exposed nail heads around the boot
Why pipe boots fail
The collar is rubber, and rubber breaks down in UV. On a Valrico roof facing south or west, it can split well before the shingles wear out. Squirrels also chew plastic vent stacks. A roof leak around a plumbing vent can also come from shingles lifted around the boot in wind, or nails that have backed out.
How it gets fixed
- Confirm it from the attic.A wet trail down the pipe confirms it's the boot.
- Remove the shingles around it.Carefully, so the new boot can go under the upper shingles.
- Fit a new boot.Rubber, silicone or lead, sized to the pipe. Lead or silicone lasts longer in Florida sun.
- Re-shingle and seal.Matched shingles, nailed to spec. Photos before and after.
On tile roofs, vent leaks usually come from the lead flashing or the vent pan instead. See tile roof leak repair. For shingle roofs, see shingle roof leak repair. Not sure it's the vent? Read where the leak really is. A roof leak around a plumbing vent is usually a quick fix if caught early.
Plumbing vent leak questions
How long do pipe boots last in Florida?
Rubber pipe boots often crack within about 10 years in Florida sun, sometimes sooner on south- and west-facing slopes. Lead and silicone boots last longer.
How much does pipe boot replacement cost?
It depends on the boot type and size, the shingles around it, and whether any decking underneath got wet.
Can I just caulk around the vent pipe?
Caulk buys a few months at best. Once the rubber collar is cracked, the boot needs replacing.
Why is there a stain near my bathroom or kitchen ceiling?
Plumbing vents usually come up through the roof above bathrooms and kitchens, so a cracked boot shows up there.
Do squirrels damage vent pipes?
Yes. Squirrels sometimes chew plastic vent stacks and the rubber collars. A metal cover or lead boot helps.
